Jim is a trusted realtor who prides himself on the relationships he builds with his clients. He began his career in real estate while working with Canadian Tire Corporation in the mid 1990’s holding the responsibility of leasing gas bar, pit stop, car wash and propane operations in the GTA and Golden Horseshoe.
In 2001, Jim – with his wife Susan and three girls – turned their sights on owning & operating the award winning Belfountain Inn – a gourmet, fine dining restaurant in Caledon. He learned quickly that the Inn didn’t offer the pace of daily activities he was used to and chose to enhance his experience by seeking election on Caledon Council. After being elected, he naturally gravitated to becoming an expert in land use planning and an ally to the regulatory bodies that control the land in the countryside called Headwaters which includes – Caledon, Dufferin, Wellington.
In 2008, Jim decided to take advantage of his real estate experience by earning his Real Estate License and soon after his Broker’s License. In 2010, Jim opened Sutton – Headwaters Realty Inc. as President and Broker of Record.
It has been said by Jim’s clients that “Sutton Headwaters is small but achieves big results.” Jim describes “it was never my intention of operating a large real estate brokerage because of my desire to be on the front lines selling houses. I attend every showing so that I can assist other realtors with the sale of my listings. I hear the feedback during the showing and work to provide information and solutions during these showings.” Jim prides himself on being a full-service Broker.
Jim and his family reside in Belfountain since 2001. His three girls are now finished university and are engaged in building their own careers as a French Teacher, Real Estate Agent and Property Manager and Occupational Therapist. Susan keeps Jim organized!

While attending Toronto Metropoliton University (formally Ryerson University) for Hospitality and Tourism Management – Rebecca decided to spend her summers working at The Lake Joseph Club where she met her partner Jared, who is Muskoka born and raised. It quickly became obvious to Rebecca as to why people adore the Muskoka district and dream of owning property there. She decided that she wanted to be the person to help others make that dream come true.
Rebecca grew up watching her father, who is also her mentor and Broker at Sutton – Headwaters Realty Inc., help clients find their dream homes. Rebecca assisted and learned from Jim while achieving her Real Estate licence so that she could do the same. Sutton-Headwaters Realty Inc. might be small but the team has big expectations, and achieve big results. Rebecca states: “It is because of this team that I am the competent, professional and supportive Realtor I pride myself on being.”
For several years now, Rebecca, Jared and their Australian Shepherd mix Madden have resided in the beautiful hamlet of Minett. “I have found my dream home in the Muskoka, and now I look forward to helping you find yours!”
